ECONOMIC POTENTIAL OF THE PROPERTY:
BEACH- Fine light brown, wide and continuous in a wide arching shape bay. Beach has about 2KM continuous and walkable. Headland with rock formations on either end. Wide shallow area for swimming. Reef is about 200 meters from shore. Very clean water. Clam water from January to September (habagat) Breakers from October to January (amihan) Good potential for various water sports.
MANGROVE- The swamp, which extends out from the inland boundary of the property, is extensive, with a mix of nipa and different species mangroves from small ones to towering trees. The swamp has a network of slowly flowing channels that reverse flow as the tide changes. These are navigate by small boats, and would be great for kayaking, similar to Vietnam.
TIDAL INLET- The long tidal inlet remains deep enough for small boats at low tide. As it is effectively surrounded by the property, it can serve as the center water body of a potential resort, with cottages and amenities around it. Together with its tributaries it can connect all parts of a potential resort. With small boats, it can be as an enjoyable alternate means of going around the resort, and to and from the mangroves swamps, beach and the open sea. It is rich in shells, shrimp and crabs due to the changing currents that bring in nutrients. Lovely and peaceful watery scenery is a good for a spa resort.
Nearby Tourism Amenities- Diving and fishing. The reef of the beach sustained damage due to cyanide fishing but is now protected by NGOs and recovering. Lots of pristine reef dive sites within 30 minutes to 1 hour distance by boat. World famous World War 2 wreck dives, rich fishing sites. Not far from Minit Hot spring. Pristine water falls, the biggest on Busuanga Island, I hour by road and hike. Nearby mountains suitable for moderate mountain climbing. Less than an hour from Club Paradise island resort, Rio & Mar beach resort.
